Frequently asked questions
Landlord insurance covers tenant-related risks that a standard home and contents policy won't. This includes accidental and malicious damage by tenants, rent default (where a tenant stops paying), loss of rent (where the property can't be rented due to damage), theft by tenants, pet damage, unlawful substances, and property owners liability. Refer to your Product Disclosure Statement for full details.
There is no excess on loss of rent or rent default claims. For property damage claims, an excess of $375 applies. We'll advise you of all applicable excesses when you take out or renew your policy.
Most straightforward claims are settled promptly. For more complex claims, we arrange interim payments where available. We keep you updated throughout the process so you're never left wondering what's happening.
Yes — for standard residential properties with a weekly rent under $2,000, our online quote tool lets you get a quote and bind cover quickly. If your property is a multi-dwelling (such as a block of flats, duplex, or includes a granny flat), or if your weekly rent exceeds $2,000, please contact our team directly. These properties need specialist assessment to make sure you have exactly the right cover.
We're an insurance broker, not an insurer. That means we don't underwrite the policy ourselves — instead, we use our relationships with multiple insurers and underwriting agencies to find the right cover for your situation. When you make a claim, we advocate for you with the insurer. The key difference: we work for you, not for the insurance company.
Landlord insurance covers what happens inside the property and protects your rental income. Building insurance covers the structure itself — the walls, roof, floors, and fixed fittings. Our combined policy gives you both in one.
Yes. If a tenant refuses to vacate and you have an order from the tribunal, the rent default provision applies. Cover is available for up to 20 weeks of rent, to a maximum of $1,000 per week unless otherwise specified. Legal expenses for pursuing the claim are also covered to a certain sub-limit.
Call us on 1300 038 210 or email claims@coverguardinsurance.com.au. You'll receive a same-day response with your claim number. Your dedicated claims specialist will manage the process from there — you won't be dealing with a call centre.
Yes — we work with property management agencies across Australia. We handle all advice and claims on behalf of your landlord clients, so there's no burden on your team. Visit our Property Managers page to register your agency's interest.
