A landlord in New South Wales came to us after their tenant had fallen significantly behind on rent. By the time the matter was resolved through the tribunal, several months of arrears had accumulated — well beyond what the bond could cover.Our claims team stepped in, worked through the documentation with the landlord, and managed the claim from lodgement through to settlement.

Claim 2 — Tenant Damage 

Bathroom flooding caused by tenant — fully covered

A tenant cracked the toilet in a rental property, causing water to leak undetected for an extended period. By the time it was discovered, the damage extended beyond the toilet itself — the subfloor, tiling, and vanity had all been affected.The landlord was concerned this would fall into a grey area between accidental and malicious damage. Our team assessed the claim and successfully argued that the full scope of damage — including consequential water damage — was covered under the policy.

OUTCOME The bathroom was fully repaired and the landlord was not left out of pocket for the structural damage.

Claim 3 — Rent Default & Reletting

$11,604.99 for rent default and reletting costs

A tenant abandoned a property mid-lease without notice, leaving unpaid rent and the property in a condition that required professional cleaning before it could be re-let. The landlord also incurred costs through their property manager to find a new tenant.
